What does a principal contractor do?
A principal contractor is in charge of the construction phase of a project. At JD Residential, that means we take responsibility for site safety and compliance, manage the subcontractors on site, and run the programme from the first day on site to handover. Our clients have one contract and one point of contact for the whole build.
Do you handle planning and design?
Not directly. Planning and architectural design are led by the client’s architect and design team, and our responsibility is the build itself. Where it helps, we’re happy to take a proactive role at design stage, working alongside the architect and engineers to keep the plans practical and buildable, and to give a more accurate picture of cost before work begins.
Do I need an architect before I get in touch?
Not necessarily. Some clients come to us with approved drawings, others with an idea and a plot. If there’s no architect on board yet, we can recommend architects we know and trust. Getting in touch early gives us the most scope to help shape the project.
Do you work on listed buildings?
Yes, and it’s work we particularly enjoy. We’ve carried out listed building restoration on complex heritage properties, using traditional materials and techniques where the building calls for them. Listed building consent is secured by the client’s architect and design team, and we carry out the work to the approved design.
