Design, build, dress.
We see every build as three connected stages. The moments between them, when drawings become a site and a site becomes a finished home, are where we pay the closest attention. Staying closely involved at every step keeps our communication clear and the build moving smoothly.

Design
Where it all begins
The architect leads the design, and we're glad to give input wherever it helps. Bringing us in early lets us flag buildability and cost considerations while they're still easy to change.

Build
Turning plans into reality
This is where we take full charge. Our construction project management covers procurement, daily logistics and full construction oversight, with our in-house team responsible for the quality of every stage.

Dress
The good bit
This is where the finished home takes shape, from the flow of each room to the furniture, natural light and welcoming feel. We often recommend working with a trusted interior designer, and we make sure the handover into this stage is smooth.

Where we pay closest attention
Between design and build
Early involvement helps avoid delays caused by design clashes or site constraints. It also allows more accurate cost planning with our Quantity Surveyor, and a contingency protected from avoidable surprises.
Between build and dress
Lighting, joinery and garden features work best when they're planned into the structure from the start. Settling them early also means long lead-time items can be ordered well ahead of when they're needed.
Making decisions at the right time
Our 80/20 approach settles most decisions before we start on site and saves the ones that matter most to our clients for later. In practice, every decision falls into one of three groups.
Won't change
The structure and systems behind the walls, from foundations and steelwork to plumbing and wiring.
Could change
Interior finishes, doors and external features, which can be fine-tuned as the build progresses.
Will change
Bespoke joinery, paint colours and final styling, chosen once the house starts to take shape.
Early on, we ask each client what they really care about. Someone might care deeply about the perfect marble worktop but be happy to leave the choice between solid and engineered wood flooring to us. Knowing where that 80% line sits lets us handle the rest and keep the build moving.
The final 20% is where a home's personality comes through, from intelligent lighting and bespoke joinery to outdoor spaces. It's where our ideas and input really come into their own.
Our approach to managing the project
Before we start
During the quotation stage, we investigate the existing structure in detail, with soil samples and trial pits where needed. Our Quantity Surveyor then builds a detailed cost plan from the tender information, giving a clear picture of costs before work begins.
On site
Every project is overseen by a senior member of our team, and each day starts with an in-house site meeting. Clients meet regularly with us and the wider professional team, and any changes are agreed in writing before work goes ahead. We also work hard to keep good relationships with neighbours.
Handover
Before handover, we carry out a detailed snagging process, so the finished home is ready to move into. Our work is then covered by a guarantee through the defects period.
Every client works differently

Totally involved
For those who want to be part of every decision, from the foundations to the finishes. It gives total control, though staying on top of every detail takes real time and energy.
Regularly involved
Regular check-ins and power over the key decisions, while we look after the day-to-day detail. It’s the middle ground that suits most people.
Hands-off
We take charge of the build, with updates at key milestones for clients or their design team. Ideal for anyone who wants the finished home without day-to-day involvement.
Our 80/20 approach is what keeps regular involvement enjoyable. The big decisions are settled early, so time together is spent on the parts that matter most. Budget is part of the same conversation. Early on, we find out how much flexibility each client wants as the build progresses, whether that's holding closely to the agreed figure or leaving room for changes and additions along the way.
