JCT contracts

We typically work with JCT contracts, which means we work to an industry standard.
This protects you, the client, and us as the contractor.

Contracts include site overheads and preliminaries because we proactively manage the site throughout the duration of the project. This means no hidden costs for our clients.

Site preparation

We bring our site office and storage facilities to site, secure all utilities and provide a temporary board for electrical supplies.

We also take the responsibility for setting up fencing and other security measures. This means peace of mind for the build from start to finish.


The fit-out stage often requires more input from clients. We work with you to refine choice of finishes and have a network of dedicated suppliers.

This means we can ensure the best prices to suit your budget.

Quoting & cost

We work with our Quantity Surveyors and Structural Engineers to refine your quotation. This means we can fix prices to give you cost certainty and protect your budget. 

Demolition & strip-out

We take this phase as a continuing opportunity to discover unseen issues that may only become apparent with invasive investigations.

If this results in additional work, the implications are discussed and agreed with you in advance. This means we are alerted to any potential issues early in the project.

Practical completion & handover

We operate a detailed snagging process to ensure that your property is perfect when it comes to moving in.

The final payment only happens when you are completely satisfied with the end product.


As much work as possible is done during the quotation process. This includes detailed examinations of the visible structure, soil samples and forming trial pits to ensure that we can provide an accurate quote. Any variations that are required during the project are agreed in writing before work is undertaken. This means you can keep track of costs throughout your build. 

Building work

Building work commences with morning site meetings conducted every day to keep all members of the JD Residential team up to date on key objectives and deliverables. We then have regular client and professional team meetings to keep you up to speed with progress. Every project is supervised by a director and this means we can ensure work is delivered to the highest standard.

Following practical completion we offer a guarantee on all of our work.
